d’Escoto, Inc. was commissioned by the Chicago Housing Authority to provide Owner Representative services for this total renovation. Our duties include: review plans and specifications, providing construction estimates, planning, and reviewing construction contractor’s bids, cash flow analysis, value engineering, review CPM schedule, prepare monthly reports, identify long lead time items, conduct weekly meetings, full-time on-site supervision, QA/QC, monitor MBE/WBE/DBE and Section 3 compliance, document control, receive and review all change order requests, ARRA and Buy America compliance, LEED review, assist in close-out, facilitate Certificate of Occupancy, preparation of punch-lists, coordinate tenant utility turnovers, final inspections, and coordinate with commissioning agent.

 

The projects LEED goal was initially set for a Silver rating but we are currently on track for and pursuing a Platinum standard.  Construction began in July 2010 and is scheduled to substantially complete by July 2011.

Clark and Irving Senior Rehabilitations

 

d'Escoto, Inc. provided Owner's  Representative services to the Chicago Housing Authority for their Capital Improvement Plan Program.

 

Scope of services included providing project management, staffing, direction, monitoring, reporting, and administration of all required construction phases. The field team provided leadership and coordination with change order requests, field supervision of numerous general contractors for repairs, renovations, and improvements to ensure work was completed satisfactorily on schedule and within budget. Additional duties included acting as liaison with the CHA and respective tenants, landlords, and property managers.

Theaters

 

Paramount Arts Center Aurora, IL

d'Escoto, Inc. provided professional construction management consulting services. Working from black and white photographs, obtained from the Theatre Historical Society, the interior was gutted, cleaned, scaffolded and restored. Eight (28' 6") individually hand-painted murals were removed, repainted by hand and returned to their original positions. Highlights of gold, foil and silver offered the final touch of Art Deco elegance. The final renovation had few exceptions from the original design of 1931.

Rialto Theater Joliet, Illinois

Restoration plans began in 1979. d'Escoto, Inc. provided professional construction management services, Kaiser Dusett was the general contractor, under Conrad Schmitt Studios, and plaster work was done by Eugene Romeo. Listed on the National Register of Historic Places, the Rialto is a not-for-profit organization under the direction of the Will County Metropolitan Exposition & Auditorium Authority.

Egyptian Theater De Kalb, Illinois d'Escoto, Inc. provided architectural, engineering, and construction management services throughout the project. The Egyptian is now home to 15+ local performing arts groups, hosts part of the Northern Illinois University Fine Arts Series and shows movies (the art, independent and foreign films), on the weekends.

Regal Theater Chicago, Illinois

d'Escoto, Inc. provided professional Construction Management, architectural, and engineering services, aiding to restore the Regal Theatre to its original grandeur and a historical landmark.
