Description

Northwestern Memorial Hospital’s Redevelopment plan included a Replacement Hospital and a new Medical Office Building. The new facility posed numerous site-related logistical issues to create a massive complex of 2.1 million square feet, located in a 9-story base structure, with a 15-floor office tower and a nine-story hospital tower. The base structure was made up of a lower concourse, three public floors, and five diagnostic treatment floors. The 15-floor office tower houses independent doctors, the Northwestern Memorial Hospital Faculty Foundation, and provides offices and clinical space for 600 physicians. Other building features include loading docks, a chiller plant, switchgear and emergency power generation equipment, medical gas storage, and material handling.

Services Provided

As a consultant to the joint venture formed to provide comprehensive pre-construction and construction management services for the Northwestern Memorial Hospital Redevelopment Program, d’Escoto, Inc. supplied field management, construction supervision services, MIS, Electrical Engineering, and project control services. Scope of services included coordination of 1,000+ workforce, design deferred additions, architect-vendor coordination for FF&E, reconciliation of change orders (up to $4 million), ensuring Illinois Department of Public Health compliance, labor dispute mediation for the scope of work issues, and Disaster Control (24/7) to help develop and maintain the building schedule.

d’Escoto, Inc. developed a proprietary software program, customized for the complexity of the project control reporting. The fully integrated computer system (named C.O.B.R.A) integrated various major software applications such as Primavera, MS Project Management, MS Office Professional, AutoCAD, and Calera Speedscan into a single, seamless management system. d’Escoto, Inc. was able to link the system applications with the Northwestern Memorial Hospital network to provide management with greater control over project management while reducing and managing costs. d’Escoto, Inc. provided ongoing project control services to the current hospital management staff.
